Vacation rental policies
Effective May 1, 2026. Applies to all vacation rental listings and bookings on kozahtravels.com. By listing or booking a vacation rental, you agree to these policies together with our Terms and Conditions and Privacy Policy.

Eligibility to list
- You must be at least 18 years of age to list a property.
- You must be the legal owner or authorized manager of the property.
- You must have the legal right to rent the property in your jurisdiction.
- Properties must comply with all local zoning, rental, and safety laws.
- All listings must go through kozah Travels agent approval before going live.
Listing requirements
- Accurate title, description, and photos representing the actual property.
- Correct address, city, country, and location coordinates.
- Accurate number of bedrooms, bathrooms, and maximum guest capacity.
- Clear house rules and cancellation policy.
- Up-to-date pricing and availability calendar.
- Any cleaning fees must be disclosed upfront.
Host responsibilities
- Maintain the property in the condition shown in the listing.
- Ensure basic safety standards (e.g. smoke detectors, fire extinguisher, first aid).
- Respond to guest messages within 24 hours.
- Provide accurate check-in instructions and respect guest privacy during their stay.
- Handle property damage claims through the kozah Travels dispute system.
Host fees and payouts

Hosts are responsible for reporting and remitting applicable taxes on rental income in their jurisdiction. kozah Travels does not collect or remit host income taxes.
Host income and indirect taxes
Hosts must report rental income, comply with local short-term rental rules, and register for GST/HST/QST when thresholds apply. kozah Travels may provide annual earnings summaries; consult a qualified tax advisor.
